The longer carpet lasts, the less it costs. A well programmed maintenance schedule will extend your carpet’s performance, appearance and life. To be truly cost-effective, maintenance must be carried out with systematic frequency over the life of the carpet. Current technology has allowed for carpets that disguise soils and stains. This sometimes masks the need to vacuum and clean on a regular basis. A consistent and effective maintenance program can dramatically extend the life of your carpet. There are many factors that can affect the appearance of carpet including color, pattern, and yarn fiber and of course maintenance. It takes more than magic to keep carpet clean. The quality of your maintenance plan depends on the people who are doing the work.Commercial
Clean carpet in your building not only shows your customers you care, it’s a positive reflection on your organization and provides your employees with a clean work environment, including cleaner air. Properly maintained carpet can act as a filter, improving the air in your work environment, resulting in better performance and morale. The first step in your maintenance program is communicating to your employees the importance of doing their part. Everyone in your company should treat the carpet as if it were their own. When problems arise from accidents that affect the floor, immediately address the problem. Ignoring a spill creates an even greater problem later for your maintenance staff.Keys to effective maintenance:
- Keep dirt out of your building. Use walk-off mats at all doors and keep the areas outside doors clean.
- Vacuum regularly. Use commercial vacuums that are properly maintained and provide the best extraction of dry soil possible. Vacuum thoroughly and often. Make sure those charged with the task of vacuuming know proper procedures for doing so. This is the most important part of your maintenance program. The majority of soiling in carpet is caused by dry soil and can be removed if vacuumed away on a regular basis—daily in most commercial settings.
- Remove spots immediately. Spots are inevitable, but they don’t have to be permanent. Remove a spill quickly and there is less chance it will become a stain.
- Interim cleaning is important. Although vacuuming will remove most dry soil and although you may be removing most spots and spills, it is important, especially for heavy traffic areas, to have a maintenance plan that includes regular interim cleaning. This process should include pile lifting and low moisture cleaning can help the carpet retain appearance and improve performance. (Keep in mind that bonnet cleaning will void some manufacturer’s warranties.)
- Deep cleaning is necessary on a regular basis determined by the type and amount of traffic your facility receives. No matter how conscientiously you work at it, regularly scheduled maintenance will still leave some soil behind. Periodic deep cleaning, using hot water extraction, is most effective at removing any embedded abrasive soil. Hot water extraction is the industry’s most frequently used method of deep cleaning.
- Protect your carpet from unusual wear and tear. If some interior areas of your office receive extraordinary wear or use, it may be necessary to use additional mats to protect your carpet. Use chair mats under all office chairs to prevent carpet delamination and premature wear and tear.
Residential
- Vacuum regular. Purchase a vacuum that has been approved by the Carpet and Rug Institute. Empty the bag regularly and check belts frequently to ensure best performance. Most of the soil in your carpet is day soil that can be removed by vaccuming. When sand and soil is allowed to remain in your carpet it acts much like sandpaper wearing down the carpet fibers.

Spot Removal Guide
Act Quickly! Most carpet available today has been treated with a stain-resist treatment, so many spills can be removed if immediate action is taken. The longer the delay, the higher the probability of a spill becoming a permanent stain.Blot liquids with a dry, white, absorbent cloth or white (no print) paper towels.
Do not scrub the area! Scrubbing can cause pile distortion in the affected area. Continue to use a dry cloth or paper towels until the area is dry.
Use only spotting agents that have received the Carpet and Rug Institute’s Seal of Approval, such as Peaches ‘n Clean Spot Lifter. Test an inconspicuous area to make certain the solution will not damage the fiber or the dye. If you do not have an approved spotting agent, use one quart of warm water and one teaspoon of dishwashing liquid (with NO lanoline).
Apply a small amount of the selected cleaning solution to a white cloth, allow cloth with cleaning solution to sit on the spill for about 10 minutes and work in gently, working from the outside of the spot to the center. Blot, absorbing as much as possible, and repeat if necessary.
Be patient! Continue as long as there is a transfer of the spill to the cloth. Complete removal may require repeating several times.
After the spill has been completely removed, rinse the affected area thoroughly with cold water, and blot with a dry cloth until all of the solution has been removed. After the carpet is dry, brush the pile up.
If these procedures do not remove the stain, call Peaches ‘n Clean for assistance, keeping in mind the sooner we can get to the spot, the more success we will have. A delay in time and improperly treated spills may result in a permanent problem.
